Local Chinese male looking for Small/Common Room @ Pioneer MRT in Jurong West Street 41, West Singapore for sale

Hi All,
I am local Chinese male (Single), working as a Desktop Engineer with National Computer Systems Pte Ltd (NCS). Just leased my 4-room HDB flat in Woodlands and urgently looking for a room near Pioneer MRT due to relocation of work site.
My budget - $350/small room (With window) and $450/common room (Max) inclusive of utilities and 24/7 Wifi.
Here are my requirements :
1. No or Single/Couple Chinese owner (With no kids) preferred.
2. No curfew.
3. No agent fee preferred.
4. Laundry - twice a week.
5. Single room, non-sharing.
6. Common bathroom should be clean by owner on weekly basis. (Or at least once every 2 week.)
Others :
1. Will not bring visitor.
2. No aircon / cooking.
3. Furnish or unfurnished NOT a problem.
4. Move in date : 6 Jun 2015
5. Length of stay : At least 8 months.
